Ah, thank you guys. I did check that thread before but thought it was a base price for the item. I guess the mods on it won't change the value.

Another quick question: say for example dmg mod is like 14% when enchanted. Would it drop the price considerably? I have a mursaat hammer, Req 8 with that stat.
