PC: Req 8 Morning Star Axe, and + 5 energy Gothic!

The first item i am looking for a pc on is

Morning Star Axe(req. 8)
Max dmg
15% over 50%
10/9 Furious
19% Longer Enchants

and the second is

Gothic Sword(req. 11)
max dmg
+5 energy
Barbed
+ 19 % longer enchants

The other question i would like to know is if it would be worth replacing the mods on these with perfect mods before i sold them.
