PC on zealous warhammer of fortitude(req8)

ok i dont actually have the hammer yet, but i have the mods and was wondering is it worth adding zealous mod and +30hp mod to a plain req 8 hammer with 15^50? or shud i just sell the mods as they are, if so how much shud i sell them for and how much wud i sell the hammer i want to make for

adding mods does not make a item worth more, the item is still only worth the price of the weapon with the damage mod.
