Many thanks to Rahl and i dont collect for their posts. Since there is a sizable difference in the appraisals, and since I've had some offers already and do not want to accidentally cheat them or myself, and because I am a pricing novice, I'd like to take advice from a sticky post on this forum and ask that a PC Guru weigh in? No offense meant or demand placed, but seems like that is a good way to reach an acceptable price range and lend fairness to any deal.
