no, you can't just add the value of a mod to the original value of an item. If that were the case I could pick up a dmg 4-7 white sword from outside ascalon, add 20/20 and +30 to it... would it now be worth over 100k? No.

Yours is still 100-150k

Yes, it's true, but for a perfect base, i can add some k for the fortitude no? (not 60k but 10/20?)
