PC:Gold Heavy Break Hammer Of Shelter

I'm trying to learn how to value my own weapons, but it's not that easy.
I know this hammer is not max damage but doesnt the req9, damage 14%^50 and weakness duration and armour give it a reasonable value?

So does not being max damage over ride all the other advantages and make it worth very little or is it still worth a not bad price?
