Second question: In general, when selling items,are you better off waiting and putting some better mods on it b4 selling (i.e. Sundering and fort) or will that only increase the value the same as merely selling the mods unattached. Thanks in advance.

5kish.. you should never mod an item if you're going to sell.. especially since not everyone uses 20/20 and +30hp..

i'd never recommend upgrading any item if your trying to sell, big chance of a loss of profit.
