Can i get some people opinions on the value of a sword?

Long Sword
Gold~Req9~Max Damage
15% -10(while attacking)

open spot for hilt and pommel.
Whats the value of it like it is now?
Also what would be the value of it if i made it 20/20 +30hp?

Is it a Nightfall inscribable sword?
If so ~40K, otherwise probably the same, but Im not really sure about that..

And if you would add 20/20 & +30 it could drive up the price a bit with right buyer, but basicly it would be best to sell the sword and those upgrades separately..

with perfect mods, 30-40k (unless u find the buyer who want the exact same mods)
