Pc on Runic Maul

I found the gold Runic Maul with following states:

dmg 19-35 - reg 9 hammer mastery
15^50 / not insc
zealous

i would like to hear, what it's worth as it is now, and what it's worth if i modded it with a perfect sundering and fortitude mode.
