I decided to fill out my menagerie and I used wiki to refresh my memory as to where a lot of them were.
I came across a footnote on the Crocodile wiki page stating, "Note: Hekets will have charmed them, so they will be tamable by the player only by special maneuver".

I could not find info on this anywhere in the wiki or here (checked the discussion page and searched "charm animal" in guru with no answer to this).
If you have any clues or if there was a post on this that answers my query I could not find, please point me to it.

I think by 'special maneuver' they mean to say that you stay off radar and flag your hero's to where the pet en heket mob is. They then kill the mob before the pet is charmed (the charming is only triggered as you get near them), so you can charm it afterwards.

But if the Heket crocodiles are just lvl 5, I think you're better off just charming one in Istan.

Why would you charm a crocodile in Kourna or Vabbi, if you can get them the usual much easier way in Istan?

Not so much looking to charm them, already have, just curious about the "special maneuver."
It was just one of those things that bugged me because it was noted, but then never explained.

This works because game only turns-on ai for mobs if human controled character gets withing ~ twice the compass range. That is done in order to save on expensive computations of pathing.
Untill that, mobs are spawned but inactive (this includes most patroling mobs too and is reason why you can get "new" patrols on one route after you tried to simple kill them all by waiting for them at one spot.).
Once AI is activated, mobs buff themselves and start using skills as applicable (lay traps, charm animals, etc...) and become vanquish target (todo-vanquish mob number goes up.), In some areas, it is possible to avoid vanquishing some physically existing mobs if you do not approach them and still get vanquished area credit.
Some areas also used to have some groups bugged and not activationg (iirc, some trolls in snake dance).
This is also reason why HFFF worked btw: heroes only needed to be ran certain distance after which they were safe as mobs were inactive.

I charmed higher level crabs (level 15 I think) in Boreas seabed using this technique. You can flag your heroes to go kill the mob with you off radar and then the pet will be there to tame.

I can confirm this. It used to happen on the Gates of Kryta mission to a group of Skeletons if you used the path behind the house where Oink can be picked up.
