I wouldnt sell the hammer for less than 40k, anything 40k and above I would sell for..

The +30hp itself is going for about 30k
The 5/-1 Vampiric Haft is about 8k-10k

If its a low req level you could add even more to the price

Right about prices, wrong about upgrades. Perfect hammer upgrades go for 10k. Good luck selling it if it's not the spiky skin. Hammers are notoriously hard to move...
