I'd say closer to 100 than 60, chaos axes are really desirable items for a lot of people, and while the imperfect damage-adding mod kinds hurts it, it's STILL a nice mod, as are the other mods.

10 armor while attacking is NOT a nice mod for warriors...

You're right, I wasn't paying attention. You can end up taking big hits with that -10 at times. I'd still say a little over 60, but you're closer than I was.
