PC on a 15% Always -5 Energy Chaos Axe

Alright guys..I'd appreciate it if you could tell me how much with is worth..I know the req is a bit high..but I remember selling a req. 10 chaos with the same stats for around 500K..so..yeah..anyways..here's the axe:

Slashing Dmg: 6-28(req. 11 Axe Mastery)
Dmg + 15%
Energy -5
Axe Master + 1 (18% chance while using skills)
Energy gain on hit: 1
Energy Regeneration: -1

EDIT: I struggled getting him to 170K..lol..people don't seem to want the req 11..

see if u can get them to 200k
