PC on GOLD Chaos Axe

Hey guys, i've got a bit of a dilemma

This gold chaos' axe's specs are

Max Dmg
Req 10
+13% Always with -10 armour while attacking
Lengthens deep wound duration 33%
Armour +6 vs elemental

Im wondering whether its worth replacing the 2 lower stats (33% and armour mods) with 10/10 and a 30hp and than trying to sell it?
Will i be making profit because to get the 10/10 and 30hp im sure its not going to come cheap lol.. as its attack bonus 13% (not 15%) im a bit hesitant cos i feel it might be a waste of time and i might be better off selling it as it is.. what to do?!
