adding mods really doesnt boost the price of the item ... it might make it more desirable as a whole and therefore might get someones attention but it doesnt raise the value pc wise ... at least not enough to note

but it does have a +30 fort mod on it which is selling for 100k+ atm,
so it would raise the value more than a +22 fort mod would.

... lets say you bought a +30 for 100k ... its not going to raise the value of the sword that much ... hence its not worth it ...
