35-40k will be your best bet.
Nice req and mods, but 2% missing from damage mod drops price a lot. The reason being the longer we play, the more %>50 items drop, but only 1/4 chance the rares with that mod are 15%. Usually people only want 15>50 to be perfect, so the other 3/4 of the time you have to drop price to sell one without a perfect mod.
Also sundering and enchanting upgrades aren't perfect, but close. That 1% or 2% difference costs a lot.

If you check in LA alot of people will still pay 70-80k for swords with 13-14% damage mods.
