I'm thinking this axe is fairly special due to damage mod and perfect shelter. The req is high though.

So far I have had someone offer me 10k for this.

the shelter thing is not worth that much. but yes the 15%>HP increases the price.... not as much as how 13 req decreases it though :P.

id say about 40k-55k
