PC: max dmg gold sephis axe 14% while enchanted w/ mods

Vampiric Sephis Axe of Warding (Req. 9 Axe Mastery)
Damage +14% (while enchanted)
Life Stealing +3
Health Regen -1
Armor +6 (vs elemental attacks)

Anyone want to give me a PC on this? If I can't get a *sizable* (read: 300k?) amount from this, then I'm going to keep it and use it.

not one person has a clue? =P

I'd really like a price check... I know you people have an idea on what this is worth.
