I can tell you from personal experince that life stealing on a hammer is counterproductive without:

a) flurry, which deals less damage
b) frenzy, which causes the warrior to take double damage
c) Mending or another enchantment, which can be stripped, absorbed, dessecrated, or shattered
d) a good healer who you know has got your back while you bleed to death

I borrowed a 5/1 hammer from a guildie once and even in close combat, the damn thing swings so slow that I could not recoup the health I was losing. Don't get your hopes up too high for a 4/1.

A perfect sundering will greatly increase its value over a perfect vampiric. If it were a 3/1 vampiric sword or axe, you'd have them lined up in droves, but vampiric on a hammer is a pointless endeavor except under certain conditions.

an unconditional +14% always is a BIG plus, but the punishment is half a Warrior's energy regen. Some punish with -5 energy, which is probably better than slower regen since a Warrior doesn't need a whole lot of energy, but getting it back faster would be nice. 15% is "perfect," but most people are too mathematically challenged to realize that at BEST (customized, hit for max, critical hit, AND using a +damage skill), the difference between 14% and 15% is 1 lousy HP, and most of the time it won't even be that. I bought a freaking AWESOME axe for just 10k because it was "only" 13>50. Yeah, whatever.

The enchanting isn't 20% perfect, but damn close. Whoever buys it can always change that to a +5 armor or +30 health if they see fit.

My suggestion? Mod it to Sundering, go ahead and put it up for auction, express that you reserve the right not to sell it if no one bids satisfactorily, and see where it goes.
