I've seen a couple of those chaos axes being sold already and they don't seem to sell for much, maybe 200k but simple fact that I've seen at least 3 of those now (including yours) it apparently ain't too rare =P

200 k is a Lowball for ur axe dont fall for it. people just love to take advantage in the PC forums.. i say 350 400 i think cause of the req.

My advice on mods is this - just don't bother with it. I replace the mods on everything I buy just about, because statistically vampiric and furious are much better than sundering and defense is superior to fortitude for many builds. Back in the day people could mod an item and sell it for much more with those perfect upgrades, but now days people pay about the same modded or not, so I don't recommend adding mods to high end items unless you really don't think the item will sell well without those upgrades.

Capitalist likes the prefix mod listed first and the suffix mod listed second. If it is a sundering longsword of fortitude, he wants it to look like this:
Sundering Longsword of Fortitude
Slashing Damage: 15-22 (Requirement 8 Swordsmanship)
+15% Damage (When Health is Above 50%)
Armor Penetration 10% (10% Chance)
+30 Health
and not like this:
Sundering Longsword of Fortitude
Slashing Damage: 15-22 (Requirement 8 Swordsmanship)
+15% Damage (When Health is Above 50%)
+30 Health
Armor Penetration 10% (10% Chance)
Once you have huge amounts of money, you can afford to be a little quirky
