PC on a 14% always hammer

summit hammer of warding (gold)
blunt dmg 19-35 req 13
energy -5
armor+6 vs elemental

The energy -5 and high requirement hurt it, my quess is somewhere in the 8-10k ballpark. Does this sound right?
