Don't bother modding, unless you have the mods already. Anyone that is interested in such an axe will almost definitely be able to afford their own mods. It is also based on taste. If I plan to use something, I refuse to buy it with a 10/10 sundering, it is just a waste for both parties. I would overwrite it in a heartbeat.

Leave it clean unless you plan on using it till you sell, then mod to your tastes, and not to make it worth more.

Personally i think 10/10 sundering is useless...thats why i said 10% furious
