All depends what you like. Id prefer the sundering, and I would prefer the +5 armor since overall it would be more helpful in the long run.

I dont know about the chaos axe but I did see someone searching for that fellblade and was offering 200k but I think he expected perfect mods on it.

Good items are either +dmg (the best is 15%) while enchante/always/>50% and low req but that is for dmg dealing weapons and ofcourse max dmg....
